PROPERTY CONSTRUCTION STAGES

Every Luxor home is built through a precise and transparent process designed to ensure quality, efficiency, and lasting value. From the initial land assessment to the final lifestyle upgrades, each stage reflects our commitment to craftsmanship and attention to detail. Our integrated approach allows clients and investors to follow every step with confidence — understanding how vision, planning, and execution come together to create homes that stand the test of time.

LAND STAGE

1. Land Purchase is excluded (land cost is not associated with construction cost).
2. Surveys
• Boundary Survey is excluded.
• Stake Pad, Building Layout, Elevation Certificate, Spot and Final Surveys are included.
3. Lot Cleaning is included.
4. Set of Plans, Architectural – Engineering.

FOUNDATION & STRUCTURAL PREPARATION

1. Master City Permit Fess (not included, to be directly paid by the owner at the time the permit is issued).
2. Dumpsters / Bathrooms / Construction black silt fence.
3. Compaction Certificate, Compacted backfill, New Concrete Slab, Reinforcement, etc (up to 75 dirt trucks are included, if elevation survey calls for more than 75 dirt trucks, additional dirt truck costs may apply).
4. Undergrounded Plumbing and Electrical.
5. Building monolithic concrete structure. If stem wall foundation is required, an additional fee may apply.

FRAMING, ROOFING & ENCLOSURE

1. Wood Truss, Plywood and Partitions Materials and Installation.
2. Shingles Roof, Underlayment, Waterproofing and Attic and Walls Insulation.
3. Hvac Rough & Trim phases (if modern AC vent covers are required by client, an additional fee may apply).
4. Impact rated doors & windows and insulated garage door.

INTERIORS, FINISHES & SYSTEMS

1. Flooring, Material and Labor.
2. Interior and exterior walls. Drywall material, finish and exterior stucco and labor.
3. Plumbing, Rough and Trim Phases.
4. Electrical, Low Voltage, Ceiling Lights, Fans, and Lamps.
5. Bathrooms, tiles, shower glass panels and hardware, all material and labor.
6. Kitchen, Laundry, Interior Closets, Vanities, Stone Panels.
7. Exterior and interior paint. Garage floor epoxy finish is included, materials and labor.
8. Interior doors, baseboards, and doors casing, all materials and labor.

EXTERIOR WORKS & SITE COMPLETION

1. Grading, Landscaping, Irrigation, and Garden. Up to 20 dirt trucks are included.
2. Culvert and driveway.
3. Well System (standard equipment).
4. Septic tank.
5. Pavers for entrance, driveway and lanai areas.
Material and Labor included, bedrock, sand base, cement, etc. Area from street approach to driveway is not included, it depends on final site plan.
6. Gutters, Fascia, and soffit. Materials and Labor.
7. Appliances and bath accessories, toilets, Shower accessories, mirrors, water heater, etc.

SMART & LIFESTYLE ADD-ONS

Sound and security systems, modern indoor kitchens, and outdoor summer kitchens are available upon client request. Pool packages (including plans and permits) may also be added as optional features.
